East of the highway, the lanes behind the beach were once lined with modest holiday houses. Sold, leased or neither, the rules now cover everyone. Queensland introduced its current smoke alarm standard in stages. Properties sold or leased have had to comply since 1 January 2022. All remaining homes must comply from 1 January 2027. The requirement is the same in each case: photoelectric alarms, interconnected, in every bedroom, in hallways that connect bedrooms to the rest of the dwelling and on every level. If you are selling a Palm Beach property, expect the buyer’s solicitor to ask about it.
Older beach houses often lack basic protection. A safety switch cuts the power in a fraction of a second if current leaks to earth, which is what prevents most serious electric shocks. Rental properties in Queensland must have one on the power point circuits. In many original Palm Beach homes that is the only one, or there is none at all.
